Courtesy of slickdeals.net, B&H Photo Video has Windows 8 Pro upgrades for $49.99 right now. Not quite $40, but close enough? I believe Windows 8.1 is an free upgrade.

I just noticed on slickdeals that there were two sellers at $49.99...below is the second seller and the sale still appears on.
